Silver Spring, Md East Silver Spring Proposed Residential Development

Proposed Condo/Apartment Building at 814 Thayer Avenue – Currently an Office Building (Accross from Silver Spring Towers Apartments) will be a 5 story 52 Unit Residential Building – Units will be 1 or 2 Bedroom – Some will have a mezzanine. Expected Prices are to be less than $450,000. The developers are not sure how many or if any units will be for rent. The designers are considering the location as a “transistional site” between the commercial buildings of Fenton Street Village and the adjoining residential area. The building facade along Thayer Ave. will be pointed, with extensive glass panelling, the building will be set back from the street, and have a small plaza featuring chess tables, plus trees & ornamental plants. The current building on the site was once home to the National Association of the Deaf & the National Association of the Deaf and Blind, to commemorate this the new building will have Braille on the exterior surface, plus other tributes to these associations. There will be only be 37 parking spaces for this Building. This Building design is Conceptual and not Final, at this time. The East Silver Spring Citizens Association heard about this proposed development at their January Meeting.
For the February meeting the East Silver Spring Citizens Association will hear from the
Attorney for the developers of the site on the southeast corner of Silver Spring Avenue and Fenton Street. (currently a Parking Lot – Just a block away from the 814 Thayer Ave Site) There is a 94 Unit Residential Project proposed. This project will be either Condominiums or Apartments. Residents in East Silver Spring have some valid concerns about traffic and parking, in and around an already busy, crowded, way too narrow Fenton Street.

Silver Spring, Md Interesting Happenings, Events and Sweepstakes

The Go Green at Home Takoma Park Green Building Conference is for homeowners and contractors to learn and share information about green building. The conference will be on February 18th from 11 AM to 5 PM. John Spears of Sustainable Design Group, Inc. will be the keynote speaker at 11 AM. There are over twenty additional speakers to choose from and many more topics on subjects ranging from landscaping to finishes. Registration is $5, with an optional $10 for lunch (only for registration prior to Feb. 12) through the Recreation Department. A flier with registration information is attached. On February 23, Brookside Gardens will be hosting a Green Matters symposium on urban trees and forestry. “Green Matters, an annual symposium, concentrates attention on environmental issues with which we are currently faced and over which we have some control. Environmental stewardship is a core value of the Maryland-National Capital Park and Planning Commission (M-NCPPC), Brookside Garden’s parent organization. As such, we strive to provide timely information and viable solutions to environmental challenges, because we feel strongly that green does matter. The 2007 Green Matters Symposium focuses on the topic of trees.”

The South Silver Spring Neighborhood Association has a website. It is in BLOG form that residents can comment on and includes a Community Guide. The site is very innovative with an integrated Event Calander. The Community Guide takes the form of a wiki. This is the only community website of it’s kind that I have seen in our area. The website contains information about local parks, businesses and residences in the community, as well as information about business that provide services to South Silver Spring.
Congratulations to South Silver Spring – I think the new site looks great! And Last but not least, for the ultimate in Home Improvement and Bathroom renovation….. I recieved an email from Roto Rooter, I have used them in my Real Estate business and at home over the last few years. They are great in an emergency and at a reasoanble charge. I was surprised when they sent me this email about giving away a TRICKED OUT TOILET? in their PIMPED Out JOHN sweepstakes. This is for Real? What will they think of next?

Lots of New Faces Ditching the Burbs and Heading to Urban Condo Frontier

Are you part of the demographic trend that’s driving the rising cost of condos in recent years? According to the NAR (Nat’l Assoc of Realtors), increases in condo values have recently begun to outstrip those of single family homes for the first time ever. NAR says that between 2001 and 2004, condos appreciated at a whopping 57% to the skimpy 25% of single family homes.Â
Changing Middle class lifestyles and demographics are one factor behind the shift, economists theorize. The Census Bureau reports that there has been a decline in nuclear family households in the US, which was 40% in 1970, to a mere 24% in 2000.
Designing a more streamlined living situation has become increasingly desirable for single parents, divorced individuals and busy retirees, as well as the single professionsals who were drawn to condo life when they first appeared in the early 1980’s. Why tie yourself down to a suburban yard and commute, condo-converts reason, when for some big bucks more, you could live in an urban setting and spend your time doing other things?Â
The good news is that lots of new condos are being built for those willing to pay the price. The potential bad news, warn economists, is the possibility that the rise in condo values may be attracting speculators, who hope to cash in quickly, while the market looks hot. Some markets, like Chicago, are already facing a glut of condos. Not so, here in Silver Spring, MD where our market was HEALTHY - Stats for us are here in a previous post. I am polishing my crystal ball with questions about what will happen with the Silver Spring’s Real Estate Market next year? Anybody have any ideas on the subject?Â
Thumbnail History Lesson: During the late 1980s condo values in some areas, fell by as much as 50%, during which time single family home values dropped by less than half that amount. It took almost a decade for condo prices to go back up. Food for thought.

Downtown Silver Spring, Md - New Condo Market was Healthy in 2006?!

50 New Condominiums were Sold in Downtown Silver Spring, MD from January 2006 to the present. Over 75% of these were Sellers that bought before the Building was started and never moved in. Statistics are taken from the Metropolitan Regional Information Services for Realtors. The MRIS shows only those Sales that went through Real Estate Brokers. The MRIS does not show private sales or all of the Sales that went through the Original Builder.
23 - 1 Bedroom Condos were SOLD - The average List (Asking) Price for a One Bedroom was $327,877 and the Average SOLD Price was $326,586. The average time a one bedroom took to sell was 41 Days (not bad! considering the current market place)
27 - 2 Bedroom Condos were SOLD - The average List (Asking) Price for a two Bedroom was $409,742 and the Average SOLD Price was $404,999 The average time on the market for a Two Bedroom was 35 Days (again, really good considering the market!)
